How do I decide what my property will rent for?

One of the best ways to find out what your property should rent for is to compare it to similar properties currently being rented, or that have just been rented, in the same area.

Townsville Rentals have over 1,000 properties on our books, so we’re in a great position to undertake such a comparison for you. Our property managers are trained to negotiate the best rent increase possible without costing you a good tenant. In the end, market forces will determine exactly what amount of rent you achieve.

How do I change the agent managing my property?

If you want to join us at Townsville Rentals, just fill out our enquiry form and we’ll take care of it for you. This will involve notifying your tenants and collecting the keys from your managing agent, everything else carries on as usual.


How long will it take to find a tenant for my property?

There is no simple answer to this question. We ensure that properties are well presented, professionally marketed, priced according to market conditions and represented by a professional agent – which all help achieve quick rental.

What happens if my tenant doesn’t pay rent?

We monitor tenant arrears on a daily basis and contact tenants via telephone, email and SMS to follow up on payments. A Notice to Remedy Breach can only be issued on the eighth day of arrears, giving the tenant seven clear days to bring the rent up to date. If rent is still not paid within this time, a Notice to Leave can be issued, giving the tenant seven days to vacate the property.

Throughout this process, we will communicate with you, and we will never issue a Notice to Leave without first discussing the situation with you. As we want at all times to minimise any loss to our property owners, it is important to carry out these actions promptly.


Do I need landlord’s insurance? 

Although it is not compulsory to have landlord insurance on your property, we strongly recommend you take out specific insurance. Specialist landlord insurance will cover you for

  • Malicious damage to your property and contents
  • Rent default in the event of a tenant not paying rent, departing the property early or being legally evicted
  • Limited cover for contents (eg. floor coverings, curtains)
  • Theft by the tenant or their guests
  • Your liability as a landlord, covering claims made against you by a tenant or visitor to the property
  • Legal expenses incurred in taking action against a tenant.

There are only a handful of specialist landlord insurance providers, and Townsville Rentals undertakes regular reviews to ensure our suggested supplier gives the best coverage.
